Property Management

Property Management

Tony Squillini has built property management across the Salem and southern New Hampshire corridor since 2018, owner-led from the first walkthrough to the last nail. The same person who answers the phone is the one on the saw, and every free consultation ends with a clear written estimate, line by line.

One number for the whole property. Common areas, building repairs, unit turnovers, and the vendors, all handled on a schedule the board and the tenants can see. The same guy who answers the phone is the guy who knows your building.

Membership plans, monthly or seasonal

What you get

The work, in plain terms.

A tidy condo common area at golden hour with a clean pool deck, mowed lawn edges, trimmed shrubs and lit walkway bollards along the path to the buildings.

Common areas kept up all year

Pool deck, lawn and landscaping, snow and ice, trash and recycling areas, walkway and parking lot lighting. We keep the shared spaces looking right season to season, so residents see a property that is cared for, not one that only gets attention after a complaint.

A tradesman on a step ladder in an apartment hallway replacing a ceiling light fixture, a clipboard and small toolbox on the carpet below.

Building repairs and preventive upkeep

Doors, railings, gutters, siding, exterior lighting, hallway drywall and paint. We fix what breaks and we catch the small stuff on our walks before it turns into a special assessment. Same standard every visit, logged so the board can see it.

A freshly turned rental unit with newly painted walls, clean vinyl plank floors and an open window letting in light, a paint tray and roller drying in the corner.

Unit turnovers, ready to rent

Tenant moves out, we get the unit rent-ready. Patch and paint, swap the worn hardware, fix the cabinet that will not close, deep clean the details a walkthrough catches. One call and the unit is turned instead of you juggling four different guys.

A property manager and a tradesman standing in a building lobby reviewing a work list on a tablet together, a set of labeled keys on the counter beside them.

One point of contact for every trade

You call us, not five different numbers. Anything past what we self-perform, licensed electrical, plumbing, roofing, HVAC, we bring in our own trusted pros and manage them for you. You get one contact, one schedule, one person who knows the building.

A plowed and salted condo parking lot at dawn after a snowfall, cleared walkways to the entrances and a truck with a plow blade pulling away.

Snow, ice, and storm response

Southern New Hampshire winters do not wait for a callback. Lots and walkways cleared, ice treated, storm damage handled fast. When something fails after hours, you reach a person, not a machine that logs a ticket for Monday.

A maintenance professional walking a condo exterior with a clipboard, inspecting a railing and downspout, morning light across the brick facade behind him.

Scheduled walks, not surprise bills

We walk the property on a set schedule and note what needs attention before residents do. Routine visits keep the recurring work predictable and steady, so the board plans around a known level of care instead of reacting to whatever went wrong this month.

Who it's for

Three homeowners we hear from every week.

The HOA or condo board

You are tired of chasing vendors and explaining the same problem twice. One contract, one contact, common areas and repairs handled on a schedule the whole board can see.

The landlord or rental owner

A handful of units and no time to babysit each one. We handle turnovers, repairs, and the between-tenant punch lists so your places stay rented and cared for.

The small commercial building owner

Office, retail, or mixed-use that needs to look sharp and stay working. Lighting, lot, entrances, and repairs kept up so your tenants and their customers see a building that is run right.

How it works

From your text to the final walkthrough.

  1. Step 01

We walk the property with you

Tony walks the buildings and grounds with you and sees the real condition. Common areas, problem spots, the stuff that has been deferred. No guessing from a spreadsheet.

  2. Step 02

We build the scope and the plan

From the walk we lay out what is covered, what runs on a routine schedule, and what to watch. You get a clear plan for the property before anything is signed, sized to what the building actually needs.

  3. Step 03

Recurring visits on a set schedule

We show up on the schedule we agreed on, in every season. Routine upkeep gets handled without you having to call, and the recurring rhythm means small issues get caught early instead of piling up.

  4. Step 04

One number for anything that comes up

Between scheduled visits, you call one number. We handle it ourselves or bring in the right licensed trade and manage them for you. The board and the tenants deal with one person who knows the building.

  5. Step 05

    You see what got done

Every visit gets logged and reported back, so the board or the owner always knows what was handled, who was on site, and what is coming next.

They did a great job installing molding in our house. Tony and Jorge did high quality work and they explained everything as they went. We will definitely use them again in the future.
